Isn't It Obvious?


You may have searched high and low checking your home for mold to discover the cause of the musty smell or allergic symptoms you have been suffering from with no success.

In some cases, indoor mold growth may not be obvious. You may suspect hidden mold if a building smells moldy, but you cannot see the source, or if you know there has been water damage and residents are reporting health problems.

Mold may be hidden in places such as the back side of dry wall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and pads, etc. Other possible locations of hidden mold include areas inside walls around pipes (with leaking or condensing pipes), the surface of walls behind furniture (where condensation forms), inside ductwork, and in roof materials above ceiling tiles (due to roof leaks or insufficient insulation).
Investigating hidden mold can be difficult and requires a professional with experience investigating water- and mold-damage.  Investigating hidden mold requires caution. 
It is important not to disturb large areas of mold as they may spread mold throughout your home. For example, removal of wallpaper can lead to a massive release of spores if there is mold growing on the underside of the paper.
Large mold colonies should only be disturbed with proper containment during the remediation process to prevent the spread of mold spores and dangerous mycotoxins throughout your home.

Mold & Your Health

Being exposed to mold causes a variety of health problems.  How mold affects the body depends on the situation and the person.  What one person can tolerate with little or no effect may cause symptoms in another individual.
The long-term presence of indoor mold may eventually become unhealthy for anyone. Those with special health concerns should consult a medical doctor if they feel their health is affected by indoor mold. Mold can be especially dangerous for babies and children, elderly persons, individuals with chronic respiratory conditions or allergies or asthma and persons having weakened immune systems.
There are four kinds of health problems that come from exposure to mold: allergic illness, irritant effects, infection, and toxic effects. For people that are sensitive to molds, symptoms such as nasal and sinus irritation or congestion, dry hacking cough, wheezing, skin rashes or burning, watery or reddened eyes may occur.
People with severe allergies to molds may have more serious reactions, such as hay-fever-like symptoms or shortness of breath. People with chronic illnesses or people with immune system problems may be more likely to get infections from certain molds, viruses and bacteria.
Headaches, memory problems, mood swings, nosebleeds and body aches and pains are sometimes reported in mold complaints, but the causes of these physical symptoms are not yet understood.  Allergic disease is now considered the most likely health problem related to mold exposures. Research into the possible health effects related to mold exposure continues today.
Short-term and beginning stages of mold sickness can look like a basic cold or allergy attack. This is because mold acts as an irritant in small doses. If you repeatedly receive any of these symptoms after entering a building, that building may have a mold problem. Early symptoms include sneezing, itchy skin, headache, watery and itching eyes and skin irritation.

If you are in an area that has been contaminated by mold for a long period of time, the following will develop.  If you begin to get these symptoms, see your doctor immediately, as they may indicate prolonged exposure to mold. Symptom of the later stages of mold sickness include constant headaches, weight and hair loss, diarrhea, vomiting, constant fatigue, coughing up blood, chronic bronchitis and sinus infections, sexual dysfunction, short-term memory loss, skin rashes and sores.

Staying in a mold-infested environment for a long period of time can result in these symptoms, which are often the result of not seeing a doctor in time, or choosing to remain in an area with mold, without taking steps to clean it.

How to Limit Mold Growth

The most practical approach to limit mold growth is early detection and prompt resolution of excessive moisture. If you can see mold or detect an earthy or musty odor, you can assume you have a moisture problem that must be resolved to achieve a permanent solution to arresting mold growth. Mold growth is found behind walls or under materials where water has damaged surfaces. Look for discoloration and mold on surfaces.

Controlling indoor air moisture will limit the probability of supporting mold growth from condensing water on interior surfaces; such as on walls, windows, and areas near air conditioning supply registers. Relative humidity is a measure of the amount of water vapor in air. Relative humidity meters are useful for detecting excessive moisture and they are available from most hardware stores. Moisture sources that increase indoor air relative humidity are: habitation (people release moisture), bathing, cooking, plants, washing and air-drying of dishes and clothes, unvented combustion appliances, humidifiers, and outdoor ventilation air in humid climates.

Another moisture source is water from leaks; such as from pipes, rain water leakage through windows, roof flashing, ice dams, etc.

Strategies that can help minimize mold growth:
  • Take notice of musty odors in the home because they indicate the presence of mold. Look for visible signs of mold and abate the moisture source.
  • Watch for condensation and wet spots and eliminate sources of moisture.
  • Prevent moisture resulting from condensation by increasing surface temperatures or reducing moisture levels in the air. To increase the surface temperature, insulate or increase the circulation of heated air. To reduce moisture levels in the air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify.
  • Perform building and HVAC inspections and maintenance. Repair the condensate drain if the air conditioning system's drip pan overflows with water.
  • Vent clothes dryers to the outdoors.
  • Run the air conditioner and/or a dehumidifier during the humid months of the year. Controlling indoor air moisture to below 65 percent relative humidity will limit the probability of supporting mold growth.
  • Keep the relative humidity as low as is comfortable during the winter season for houses in cold climates. Mold growth on interior surfaces of exterior walls can occur during the heating season. The combination of cool surfaces and excessive humidity can cause a high near-surface relative humidity and condensation. Experience has shown that an air moisture level below 40 percent relative humidity during the heating season will prevent condensation on surfaces. This level of humidity may not be appropriate for houses in severe cold climates. A sign of excessive humidity is condensation on the inside of windows. If condensation is present for prolonged periods take steps to reduce the moisture source or increase ventilation.
  • Clean and dry any wet or damp areas within 48 hours.
  • Provide drainage for roof rainwater and maintain the ground with a slope that drains water away from the foundation.
  • Repair water leaks in the building envelope as soon as possible.
  • Do not store organic materials such as paper, books, clothes, etc., in humid locations (such as in unconditioned basements).
  • Exercise extra care when cleaning up after water damage from flood and sewer water.
  • Consider the use of dehumidifiers in areas such as unconditioned basements
