Mold spores are microscopic and are naturally found in the air we breathe indoors and outdoors. When large amounts of spores grow, one’s health may be compromised. Mold can be killed, but if it is not removed properly, it can remain in the area just cleaned and the dry spores can be released into the air. Being exposed to mold causes a variety of health problems. How mold affects the body depends on the situation and the person. What one person can tolerate with little or no effect may cause symptoms in another individual.

The most practical approach to limit mold growth is early detection and prompt resolution of excessive moisture. Controlling indoor air moisture will limit the probability of supporting mold growth from condensing water on interior surfaces; such as on walls, windows, and areas near air conditioning supply registers. Relative humidity is a measure of the amount of water vapor in air. Relative humidity meters are useful for detecting excessive moisture and they are available from most hardware stores. Moisture sources that increase indoor air relative humidity are: habitation (people release moisture), bathing, cooking, plants, washing and air-drying of dishes and clothes, unvented combustion appliances, humidifiers, and outdoor ventilation air in humid climates.

Another moisture source is water from leaks; such as from pipes, rain water leakage through windows, roof flashing, ice dams, etc.

Strategies that can help minimize mold growth:

Take notice of musty odors in the home because they indicate the presence of mold. Look for visible signs of mold and abate the moisture source.
Watch for condensation and wet spots and eliminate sources of moisture.
Prevent moisture resulting from condensation by increasing surface temperatures or reducing moisture levels in the air. To increase the surface temperature, insulate or increase the circulation of heated air. To reduce moisture levels in the air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify.
Perform building and HVAC inspections and maintenance. Repair the condensate drain if the air conditioning system's drip pan overflows with water.
Vent clothes dryers to the outdoors.
Run the air conditioner and/or a dehumidifier during the humid months of the year. Controlling indoor air moisture to below 65 percent relative humidity will limit the probability of supporting mold growth.
Keep the relative humidity as low as is comfortable during the winter season for houses in cold climates. Mold growth on interior surfaces of exterior walls can occur during the heating season. The combination of cool surfaces and excessive humidity can cause a high near-surface relative humidity and condensation. Experience has shown that an air moisture level below 40 percent relative humidity during the heating season will prevent condensation on surfaces. This level of humidity may not be appropriate for houses in severe cold climates. A sign of excessive humidity is condensation on the inside of windows. If condensation is present for prolonged periods take steps to reduce the moisture source or increase ventilation.
Clean and dry any wet or damp areas within 48 hours.
Provide drainage for roof rainwater and maintain the ground with a slope that drains water away from the foundation.
Repair water leaks in the building envelope as soon as possible.
Do not store organic materials such as paper, books, clothes, etc., in humid locations (such as in unconditioned basements).
Exercise extra care when cleaning up after water damage from flood and sewer water.
Consider the use of dehumidifiers in areas such as unconditioned basements

A myth exists concerning the use and “effectiveness” of chlorine bleach (sodium hypochlorite) in the remediation of a mold problem. Mold remediation involves the removal and or clean up and restoration of mold contaminated building materials.

Chlorine bleach, commonly referred to as laundry bleach, is generally perceived to be an “accepted and answer-all” biocide to abate mold in the remediation processes. Well-intentioned recommendations of health departments and other state and local agencies are perpetuating that belief. The Occupational Health and Safety Administration (OSHA) who once recommended using chlorine bleach for mold abatement was the first federal agency to stop recommending the use of liquid bleach in mold remediation. Subsequently, The Environmental Protection Agency wrote-out/edited their A Brief Guide to Mold, Moisture and Your Home (EPA 402-k-02-003) to exclude their once recommended use of bleach as a mold clean-up agent

Why Chlorine is NOT recommended for mold remediation

Chlorine bleach is corrosive and that fact is stated on the product label (not to mention the exposure hazards of dioxins). Yet the properties of chlorine bleach prevent it from “soaking into” wood-based building materials to get at the deeply embedded mycelia (roots) of mold. The object to killing mold is to kill its “roots”.

Reputable mold remediation contractors use appropriate products that effectively disinfect properly scrubbed and cleaned salvageable mold infected wood products.

Beware of any mold inspector, mold remediation contractor or other individual that recommends or uses chlorine bleach for mold clean up on wood-based building materials.

The expert said that further studies should be done on people's exposure at home, which can be difficult to track.

“I see mold but my mold test came back at low levels, so it must not be mold and I don’t have a problem.”

Two things we typically find in this circumstance. One is because the mold colony has not been disturbed, in other words no one has tried to clean it. This occurs in attics and crawl spaces and sometimes even in basements. The colony just continued to grow silently feeding off the wood or drywall. Mold when disturbed by cleaning or someone touching triggers the colony to send out thousands of spores into the air in an effort to survive. Secondly, mold actually has a cycle similar to other plants’ pollination cycle. Maintenance List
There are many things on the maintenance list and given the damp weather this year; many homeowners are reporting mold related issues. Plus, with the high pollen count and allergens, we are also hearing more about bouts of wheezing and sneezing.

Tips for a Safe Home:
To have an eco-healthy home, we want to provide a few tips for you so that you can ensure a wonderful summer season in your home.

Preventing Mold Growth
•Site Survey: Make sure draining gutters and downspouts point away from the foundation, and ensure that automatic lawn sprinklers do not point toward building walls.

•Check Exterior Siding & Bricks: if there are any cracks wider than 1/16 inch, seal them with clear silicone to prevent water from entering your home during the winter. Protect your home exterior by fixing cracks during warm months.

•Laundry Rooms: Any moisture generating appliances, such as washers and dryers should be vented to the outside.

•Bathrooms: Install a fan in the bathroom to allow venting and ensure that you use a nylon shower curtain (instead of vinyl).

•HVAC: Change your filter at the start of summer season and on a regular schedule. Inspect interior duct linings for signs of moisture or mold growth. Keep drip pans clean and unobstructed.

•Kitchen: Review your under appliance drip pan to remove excess water. And clean to discourage mold growth.

•Basement: Fix any issues with standing water and use a dehumidifier if necessary. Use non-porous carpeting. And ensure that you use paperless drywall during a finished basement renovation.

•Dehumidifiers: make sure that your dehumidifier pumps to the outside or change the storage tank daily.

•Purchase several Humidity Meters. These can be inexpensive ($8 at Wal*Mart in the same department as temperature thermometers). Place throughout the house and monitor. The readings should be less than 60% to prevent mold. Even without a leak mold spores can extract moisture from the air to grow and multiply.

Analysis summary of the effectiveness of MTR94 against bacteria and common mold

The enzyme, MTR94, was tested to determine its antimicrobial efficacy against a mixture of three common fungi and two common bacteria. Minimum Lethal Concentration (MLC) testing was the method used to determine the minimum concentration of enzyme required to kill the test microorganisms. MTR94 was found to be effective at killing the mixture of fungi and bacteria tested.

Procedure: All testing was performed in triplicate. The mean of the three results was considered the efficacy for that treatment. All microorganisms used were active cultures. For the first test, spores of Aspergillus "iger, Penicillin decumbens and Stachybotrys chartarum (three common species of fungi) were• mixed in sterile phosphate buffer to get a final concentration of 105 cfu/mL.
